Common Plumbing Problems in Dubai Apartments (and Fixes)

Quick answer
The most common apartment plumbing issues in Dubai are under-sink and water-heater leaks, blocked drains, low water pressure from scale build-up, and running toilets. Most are quick fixes if caught early; a small under-sink leak left alone can damage cabinets or the unit below.
Dubai apartments share a fairly predictable set of plumbing faults, driven by hard water, heavy AC condensate and compact bathroom layouts. Here are the ones we are called out for most, and what is usually behind them.
1. Under-sink and water-heater leaks
Slow leaks at the flexible hose connections under sinks or at the water heater are the most common call. Caught early it is a quick seal or hose swap; left alone the water warps the cabinet or seeps into the apartment below, which turns into a building-management problem.
2. Blocked or slow drains
Hair, grease and soap build up in compact bathroom and kitchen drains. A proper clearing fixes it; repeated blockages can point to a trap or vent issue worth checking.
3. Low water pressure
Dubai's hard water scales up aerators, mixer cartridges and shower heads. Often a clean or replacement of the aerator restores pressure without touching the pipework.
4. Running or weak-flush toilets
A worn flush valve or fill valve makes a toilet run constantly or flush weakly - an inexpensive part swap.
When to call straight away
- Any active leak you cannot stop at the isolation valve.
- Water appearing on a ceiling or in a neighbour's unit.
- A smell of sewage, which can indicate a trap or drainage fault.
