The Dubai schedule
- Every 3-4 months: clean filters, coil and drain (the core service).
- Before summer (March-April): a pre-season clean and gas check so the unit is ready for the heat.
- Annually: a fuller check of the compressor, electricals and ducts in villas.
Why so often?
Fine desert dust coats the coil and clogs the filter within weeks, which forces the unit to run longer to reach temperature. That shows up as a higher DEWA bill and, eventually, as a breakdown when the system overheats in July. Humidity adds mould in the filters and drain, which is where the musty smell comes from.
Villas vs apartments
Apartment splits mostly need the filter-coil-drain clean. Villa ducted systems also need periodic duct cleaning, because dust collects along the duct runs and recirculates through the home.
